Terms and conditions

Last updated 1 November 2026. These terms apply to orders placed with SK Trade.

1. Who you are contracting with

SK Trade is a trading name of S&K Property Investments and Improvement Ltd, registered in England and Wales (company number 16932889), registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG. When we accept your order, your contract is with S&K Property Investments and Improvement Ltd.

2. Quotes and prices

We quote delivered prices for the products, quantities and delivery address you give us. Consumer quotes show the full price you pay, including any VAT; business quotes state whether VAT is included. Every quote states how long it is valid. Prices are fixed for the specification quoted; if you change the products, quantities, address or access requirements we will re-quote before going ahead.

3. Placing an order

An order is accepted when we confirm it in writing. Payment terms are set out on your quote. Trade account holders pay on the terms confirmed in writing when the account was opened.

4. Delivery and offloading

We deliver to the drop point agreed when you ordered. You are responsible for telling us about access restrictions, overhead obstructions and ground conditions, and for safe access on the day. If the vehicle cannot deliver because of conditions we were not told about, we may charge for a failed or re-arranged delivery. Delivery dates are given in good faith; we will tell you promptly if a date changes.

5. Checking your delivery

Please check deliveries against the delivery note and tell us about any shortage, damage or wrong item as soon as possible, ideally within 2 working days, so we can put it right.

6. Risk and ownership

Risk passes to you when the goods are delivered. Ownership passes when we have received payment in full.

7. Cancelling as a consumer

If you are a consumer and the contract was made at a distance (for example by phone, email or this website), you can cancel under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. You can cancel at any time from when we accept your order until the end of the 14th day after the day on which you, or someone you name (other than the driver), take physical possession of the goods. For an order delivered in several lots, the 14 days run from the last delivery. You do not need to give a reason.

The right to cancel does not apply to goods made to your specifications or clearly personalised, for example timber or sheets we cut to the sizes you give us, or items manufactured to your measurements. Standard products we order in specially for you are not excluded. It also does not apply to goods that, after delivery, have become inseparably mixed with other items because of their nature, for example sand or aggregate that has been spread, mixed or compacted on site.

How to cancel: tell us clearly that you want to cancel, by email to info@sktrade.co.uk, by post to S&K Property Investments and Improvement Ltd, Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG, or by phone on 0800 088 6341. You can use the model form below, but you do not have to.

Returning the goods: send back or hand over the goods within 14 days of telling us. Unless the goods are faulty or not as described, you pay the cost of returning them. Pallets, bulk bags and long lengths cannot be sent by post: we will collect them, and the collection will cost no more than the collection charge shown on your quote.

Refunds: we refund the price you paid, including the standard delivery charge, within 14 days of receiving the goods back or evidence that you have returned them, whichever is earlier, or, if we collect the goods or you cancel before delivery, within 14 days of the day you tell us you are cancelling. We may reduce a refund for any loss in value caused by handling the goods more than was needed to check them.

8. Faulty goods

Your statutory rights under the Consumer Rights Act 2015 are not affected. If goods are faulty or not as described, contact us and we will arrange a repair, replacement or refund as the law requires.

9. Business customers

If you buy for business purposes, returns of goods that are not faulty are at our discretion and may carry a restocking or collection charge, which we will tell you before you agree. Our liability to business customers is limited to the price of the goods concerned, except where the law does not allow it to be limited.

10. Product information and images

Product descriptions, sizes and standards on this website are general guidance for the UK market; manufacturers' specifications vary and the quote is the definitive description of what you are buying. Images on this website are computer-generated illustrations of product types, not photographs of specific stock or completed jobs. Quantity calculators give estimates only.

11. Law

These terms are governed by the law of England and Wales. If you are a consumer living in Scotland or Northern Ireland you may also bring proceedings in your local courts.
